Submitted: Planning Application for a Two-storey Side and Single-storey Rear Extension in Tower Hamlets, London

We have just submitted a planning application for a two-storey side and single-storey rear extension for an end-of-terrace house in Tower Hamlets, London.



The site has a good view towards Canary Wharf with its skyscrapers. We have incorporated large glazed sliding doors to a new living/dining/kitchen room in the rear extension for responding to the site context. (refer to the article Which Glazed Doors?)

As the 3-m rear extension will make the floor plan quite deep (12 m deep excluding the entrance porch), we proposed large rooflights in the extension. (refer to the article Rooflight Design Options for Rear Extension) This should compensate the daylight towards the centre of the floor plan.

The original house is a part of an estate built at the end of 1990s by one of the mass housing builders. It was before the current housing design standard was established, so the ceiling height is only 2.3m (cf. current minimum standard: 2.5m) and all bedrooms don't meet the area standard (of 11.5 m2 for a double/twin bedroom and 7.5 m2 for a single bedroom). The extensions update all rooms to meet the current area standard and a generously proportioned living/dining/kitchen space (with the ceiling height of 3.0m) will become the new heart of the forever family home.

The house was designed to high sustainability standards including high thermal performance external envelope with an air-source heat pump, mechanical ventilation with heat recovery, heat storage, solar battery system for electric cars and photovoltaic panels. For the single-storey rear extension, a green roof is also proposed for biodiversity.

The massing of the house is slightly larger than the recommendation at the pre-application advice by the council, but we have addressed most of the issues raised. We are looking forward to the planning outcome.
